Is now the right time to lock in a fixed interest rate?

The RBA’s recent commentary is a sobering bulletin for all property investors

The RBA’s recent commentary is a sobering bulletin for all property investors

As an investor or homeowner, you’re probably mindful of the precarious situation the Australian economy is in right now. The property markets, most notably Sydney and Melbourne, have been growing at a blistering pace for years. Interest rates are low but could they go lower? And is it wise to wait a little longer before locking in a fixed interest rate? Some investors believe rates may stabilise around the current cash rate of 1.5%. Others believe they may head below 1% – but data to support this is anemic at best. Finally, there’s a growing pool of compelling evidence that indicates rates could increase beyond 2% by 2018… and in fact double over the next 3 years:

  • Australian families are the world’s second most indebted households, overtaking the Danish in recent months. Households debt currently sits at 123.1% of GDP – almost double the 69.8% average from 1977-2016.
  • Deloitte Access Economics’ quarterly business outlook predicts the official cash rate will steadily climb in 2018/2019 to reach 3% in the early 2020s. In their own words, this is a consequence of “dangerously dumb” house prices that were “threatening to blow”. Further, “Interest rates are beginning to rise around the world and although official interest rates in Australia may not follow suit until 2018, that augues badly for the disposable incomes of Sydneysiders.”
  • The Australian economy is currently at 102 quarters – almost 26 years – of growth without a recession. How much longer can it sustain such outperformance?
  • The RBA’s expressed concerns of the level of housing credit – especially in Melbourne and Sydney where house prices have soared 13% and 18% respectively. “Growth in housing credit to owner-occupiers had moderated slightly over the preceding six months, while growth in housing credit to investors had increased, although investor loan approvals had declined in February,” the minutes said. The Balance of Probabilities

The hallmark of sophisticated investing is the ability to assign probabilities to outcomes. Unsophisticated investors, on the other hand, think in terms of “binary outcomes”, i.e. the “market will go up”… or the “market will go down”. In reality, nobody has a crystal ball, which is why savvy investors consider risk/reward in their decision making – and then act accordingly without bias or emotion. Given the information in this article – and the state of the global economy, most notably the US, Japan and Europe flirting with negative and near zero rates – a pragmatic investor could reasonably conclude risk in the housing market is asymmetric. There looks to be little chance rates will go down from here, and if they do, probably not by much (how much lower could they go?). There is a good chance rates may oscillate 25 or so basis points up or down. There is also a real chance rates go up. And if they do, the weight of evidence points towards a rate hike of between 50 basis points on the modest side and 150 points on the aggressive.

What To Do Next

If you’re on a variable rate, there may be little payoff staying on a variable. The balance of probabilities seems to suggest rates will stay within current range or rise… and if they do rise they could rise far more than go down. So, on balance, it could be reasonably argued that the scenario with the best risk/reward equation is locking in a fixed rate. How much can I save by refinancing?Use UNO's calculator to estimate your savings. Calculate Savings

$32,000 Saving.

Based on Deloitte’s specific predictions, the UNO team of experts have built a model that shows how much a consumer could save if they fixed their interest rate today. The data is compelling! For example, even on a highly competitive variable rate of 3.79% today, someone with a $750,000 mortgage would save over $32,000 over the next five years by fixing their rate now* – even though the fixed rates today are above the variable rates. If you’re on a variable rate now and curious to see how much you might save, or want help with finding the right loan for you, simply speak with one of UNO’s mortgage coaches. There’s no obligation. You can phone us on 133 866 or click the link below. Of course, as always readers should seek advice before making any financial decisions. *This calculation is based on a $750,000 loan with a 3.79% variable interest rate increasing by 0.5% per annum while making minimum monthly interest-only repayments for a 5 year period under a 30 year loan term compared to a $750,000 loan with a 3.99% fixed interest rate making minimum monthly interest-only repayments for a 5 year period under a 30 year loan term. After just four months in Australia, our New Zealand home sold, prompting us to stop renting and invest locally. We found Paul through a Kiwi Facebook group, and his exceptional service exceeded our expectations. From initial contact, Paul provided clear explanations, friendly communication, and prompt responses to our queries, making our mortgage process remarkably smooth. We highly recommend him.

Mike Parsons went above and beyond to ensure that our refinancing journey was painless and successful. He was communicative, accessible (even working while on holidays!), and his knowledge of the systems at play meant that he picked up on things that other brokers missed. Would 100% recommend Mike, and will definitely be back next time we need a broker.

Mike Parsons handled our refinance of our home loan with ease and a depth of knowledge that ensured we got the best deal possible for our situation. We didn't have an easy one to solve for with my husband being self employed and we were consolidating finances as well for a car loan. But Mike handled it all for us and once we had provided him with all the documents we literally didn't have to do a thing after that, it was so easy and so quick we are super happy with the experience! Top notch! Highly recommend!!

I have gone through 6 different mortgage brokers prior to meeting Andrew Wyers. He is the most patient mortgage broker I’ve encountered and also the most knowledgable about the bank’s lending process and products available. It took me 1 year to find a house I was happy with and Andrew was always there to assist with any issues or questions I had; he always return my phone call, even on the weekends or when his away on holidays. The loan process was smooth and I had no complications. The process with Andrew was again nice and easy, he took the time to find and put together the right package that was suited to my situation. I have recommended Andrew to my family & friends and everyone have been grateful and completely satisfied with his service.

I had not dealt with Scott or UNO before finding them on the internet. Even as an Australian citizen living and working overseas, I knew obtaining a loan would be difficult. However, Scott went above and beyond what I expected from a mortgage broker. I genuinely don’t think you could find another company that works as hard as they did to get my home loan approved. I cannot recommend them highly enough. Everyone I dealt with at UNO were extremely professional and helpful. If you are looking for a broker, you would be mad not to give them a go. Thanks to Scott Wilkinson, Dalby Bajwa, Jena Lasquite and Andrew Pacini. Shaun.
