Explore how this exemption can make your homeownership journey more affordable.

Are you a first-home buyer in Tasmania wondering about stamp duty? You’re not alone! Many first-time buyers, just like you, are eager to understand their financial obligations when purchasing a home. As of 18 February 2024, the Tasmanian government has rolled out a fantastic initiative that could help you save significantly on your property purchase. In this article, we’ll walk you through whether you, as a first-home buyer, need to pay stamp duty in Tasmania and explain the current exemptions available.

Do First Home Buyers Pay Stamp Duty in Tasmania?

Good news! If you’re a first-home buyer, you can benefit from a full exemption on stamp duty for established homes valued at $750,000 or less. This exemption, valid from 18 February 2024 until 30 June 2026, is a great opportunity to make your first home purchase more affordable. However, it’s important for you to understand the specific criteria that must be met to qualify for this exemption.

Eligibility Criteria

If you want to take advantage of the stamp duty exemption, you’ll need to meet the following requirements:

  1. Natural Person: You must be a natural person, not a company.
  2. Age Requirement: You must be at least 18 years of age.
  3. Residency Status: You need to be an Australian citizen or permanent resident. If you're buying with someone else, at least one of you must meet this criterion.
  4. Previous Home Ownership: Neither you nor your spouse/partner can have previously owned a home in Australia.
  5. Previous Grants or Concessions: You must not have previously received a First Home Owner Grant in any state or territory of Australia or accessed the Duty Concession (46E of the Duties Act 2001) or Duty Exemption (57G of the Duties Act 2001). The same applies if you have a spouse or partner.
  6. Application Process: You’ll need to complete the necessary application form and submit it with all relevant supporting documentation.

Residential Requirement

In addition to meeting the eligibility criteria, you must live in the home as your principal place of residence for a continuous period of six months, starting within 12 months of purchasing the property. The Commissioner has discretion to adjust this requirement in certain cases, but typically, you must establish a genuine connection with the home.

What does this mean for you? Essentially, the home needs to be where you typically eat, sleep, and carry out your daily activities. Leaving personal belongings at a vacant property won’t satisfy this condition. You’ll need to genuinely make the property your primary residence to fully benefit from the duty concession.

What Properties Are Excluded?

It’s important to keep in mind that not all properties qualify for the stamp duty exemption. Here’s what you need to know:

  • New Homes: If you’re purchasing a new home, it won’t qualify for the exemption, and the full stamp duty will apply.
  • Vacant Land: buying vacant land? Unfortunately, it’s excluded from the exemption as well.
  • Established Homes Valued Over $750,000: If the established home you’re purchasing is valued above $750,000, you’ll also be required to pay the full stamp duty.

So, when you're shopping for a home, it’s important to keep these exclusions in mind to ensure you’re eligible for the stamp duty concession.

Maximising Your Benefits

The stamp duty exemption in Tasmania offers a significant way for you to save on your first home purchase. By reducing your stamp duty liability, you can put more of your hard-earned money towards your deposit. This can have some big advantages.

With a larger deposit, you can avoid paying lenders mortgage insurance (LMI), a hefty expense that can easily add thousands to your borrowing costs. Plus, a bigger deposit may give you access to more competitive interest rates, meaning you’ll save even more money over the life of your mortgage. This added financial flexibility can really make a difference as you embark on your journey to homeownership.

We couldn’t be happier with the service we received from our broker Jessica Southerwood . From the very beginning, she was professional, knowledgeable, responsive and genuinely committed to helping us secure the right loan. She made the whole process straightforward and stress-free, explained everything clearly, kept us updated throughout and went above and beyond to make sure everything was taken care of. We felt completely supported from start to finish and would have no hesitation whatsoever in recommending them to anyone looking for a reliable, trustworthy and dedicated broker. Thank you so much for making what can normally be a stressful process such a smooth and positive experience! 🙏

UNO Home Loans is "ridiculously good" at what they do, if there is such a phrase. Very well versed in mortgages, and their level of professionalism, care and overall service is truly outstanding. They kept us well informed during all phases of our mortgage finance journey although they seemed to always be one step ahead! Nick Sharma and the crew, achieved the incredible task of getting us financed when no one else could, and what surprised me most, was at a very, very competitive market rate in comparison to other mortgage specialist or brokers. UNO went above and beyond, and exceeded all of our expectations. I could not have been happier with our outcome, thanks again UNO!

A massive thank you to Nathalie and her team. I've dealt with many brokers who will quickly throw their hands up and walk away if they think even a small issue will impact a deal. Not Nathalie! Not only will share compare different loans, she'll actually dig into the exact lending criteria and will do whatever it takes to achieve your goal. She saved us literally thousands per month on our refinance! Thank you again guys, truly are the best!

Just wanted to take a moment to recommend Tim Lesina for anyone contemplating reverse mortgages. For many of us in our retirement years financial independence is uncharted territory, not to mention downright confusing. I contacted Tim just to enquire how this might work should I go down this path. Tim was so patient and understanding of both my limited understanding and my initial fears. He went above and beyond in factoring out different scenarios, with nothing being too much trouble. Moving forward with my reverse mortgage needs I will definitely be using Tim and cannot recommend him highly enough.
